A 24-acre site, environmentally impacted from historic use as a salvage yard coupled with a release from an industrial waste lagoon on an adjacent property, had remained vacant for over 20 years.

Comprehensive environmental assessment (Phase I, Phase II investigations, BEA) has been completed utilizing Public Act 381 (Brownfield Redevelopment Financing Act) redevelopment incentives.  Single Business Tax Credit incentives and Tax Increment Financing for eligible environmental activities have been approved and have provided the required incentive to promote redevelopment of an underutilized and contaminated property.

The redevelopment project will result in 130 units of low to moderate-income apartments and 90 retirement condo units along Boardman Lake in Grand Traverse County.
